Who we are

We listen first. Then we lay out the options.

At Luxwood Homebuyers, we work with Houston homeowners going through some of the hardest moments with a property. Most people we meet aren't sure where to start, and they're getting pressure from every direction.

We start with a conversation about what's really going on. Then we walk you through your choices: keeping the home, getting help from your lender or a HUD-approved housing counselor, fixing it up, listing it with an agent, or selling it as-is. You'll understand the trade-offs of each, so you can choose what fits your family and your timeline.

When a direct sale is the best fit, we can buy the home as-is, on your schedule. If it isn't, we'll tell you that too.

Your options

Every path, side by side

Keep the home

Work it out with your lender

A repayment plan, loan modification or forbearance may let you stay. A HUD-approved housing counselor can help for free.

Fix it up

Repair, then sell or rent

Can bring the highest price if you have the time, cash and patience for contractors.

List it

Sell with a real estate agent

Great for move-in-ready homes. Expect showings, repairs buyers ask for, commissions and a longer timeline.

Inherited home

Settle the estate first

In Texas, how and when an inherited house can be sold depends on the probate case. A probate attorney is the right first call.

Rent it out

Become a landlord

Monthly income, but also tenants, repairs and vacancies to manage.

Sell as-is

A direct sale to Luxwood

No repairs, no cleanout, no showings. You pick the closing date. Usually less than a fully fixed-up retail sale, so we'll show you the numbers honestly.

Questions

Common questions

Does it cost anything to talk with you?

No. Conversations are free, and you're never obligated to sell. We don't charge homeowners fees for foreclosure help.

I'm behind on my mortgage. Is it too late?

Often there's more time than people think, but dates matter. Call your lender, and consider a free HUD-approved housing counselor. We'll also walk you through every option, including keeping the home.

Can I sell a house that's still in probate?

Sometimes. In Texas it depends on the type of probate case and who has authority to sign. We'll talk through your situation, and we recommend confirming the details with a probate attorney.

Do I need to fix anything or clean out the house?

Not if you sell to us. We buy as-is, and you can leave behind anything you don't want.

Are you real estate agents or attorneys?

No. We're Houston home consultants and direct buyers. We don't list homes for sale or give legal advice. When we make an offer, we're buying the home ourselves, or with a partner investor, and we'll always tell you which before you sign.

How fast can you close?

On your timeline. Some families need a quick close; others need a few months to settle an estate or find their next home. Closing happens at a licensed title company.
